Criza imobiliara a dat nastere la un nou

segment pe aceasta piata, cel al locuintelor noi destinate clasei de mijloc

care sunt scoase la inchiriere. Oferta s-a majorat in ultimele luni, in care

s-a inregistrat, pe de alta parte, o reducere a numarului de tranzactii, iar

preturile au mai crescut. "Numa­rul de tranzactii a fost mic si pentru

apartamentele vechi, dar si pentru cele noi. Cei care au achizitionat apartamente

noi trebuie sa le dea o intrebuintare, astfel ca le inchiriaza. Daca piata isi

va reveni, probabil ca vor incerca sa le vanda", spune Ion Radu Zilisteanu,

purtatorul de cuvant al Asociatiei Romane a Agentiilor Imobiliare.

 

Sumele cerute pentru inchirierea acestor

locuinte sunt mai mari decat cele care se solicita pentru apartamentele vechi.

 

Quadra Place este un ansamblu rezidential

situat in Parcul Politehnicii, zona Militari, care s-a vandut foarte bine, asta

si datorita pretului mic cu care s-a inceput vanzarea. In prezent, pentru o

garsoniera se cere o chirie de 400-500 de euro. In acelasi ansamblu

rezidential, pentru un apartament cu doua camere se cer 700-800 de euro lunar,

in vreme ce pentru un apartament cu trei camere se cer 900-1.000 de euro. Un

alt an­samblu rezidential situat intr-un car­tier din Bucuresti si care s-a

vandut foar­te bine este Jupiter. Pretentiile proprietarilor sunt mai mici

decat in cazul Quadra.

 

Pentru o garsoniera se cer 400 de

euro/luna, in vreme ce pentru un apartament cu doua camere in acest ansamblu se

cer 600 de euro/luna. In cartierele din Bucu­resti, o garsoniera se inchiriaza

cu 300-350 de euro/luna. In Confort Park, ansamblu rezidential construit in

zona Vitan-Barzesti, se cer 700 de euro/luna pentru un apartament cu doua

camere, in vreme ce pentru unul cu trei camere se ajunge la 900-1.000 de euro.

In Central Park, ansamblu situat pe Stefan cel Mare, preturile cerute sunt mai

mari: 1.200 de euro/luna pentru un apartament cu doua camere si peste 1.800 de

euro/luna pentru unul cu trei camere. Se considera ca diferenta dintre chiria

pentru un apartament nou si cea pentru unul vechi nu va fi mare.

 

"Cei care scot spre inchi­riere astfel de

apartamente se gandesc ca sunt noi si ofera mai mult confort decat cele vechi.

Ramane de vazut daca preturile cerute vor fi validate de piata", mai spune Ion

Radu Zilisteanu. Acesta mai afirma ca cei vizati pentru inchirierea de

apartamente noi sunt tinerii cu pozitii de middle management in cadrul

multinationalelor, care, din cauza problemelor cu care se confrunta piata, nu

pot accesa un cre­dit imobiliar.
