B?ncile au decis s? nu mai acorde credite

pentru locuin?e doi ?i trei, ceea ce va face ca num?rul cererilor pentru acest

segment de locuin?e s? scad?. Interesant este faptul c? decizia b?ncilor

afecteaz? o pia?? mic? pentru care se inregistra totu?i o cerere foarte mare.

Din cauza suprafe?elor mici, mul?i dintre cei care i?i doreau neap?rat o

locuin?? optau pentru o astfel de variant?. Acest lucru s-a v?zut in pre?uri.

In urm? cu doar cateva luni, proprietarii de apartamente ?i garsoniere confort

doi sau trei cereau peste 1.500 de euro/metrul p?trat util.

 

Pentru garsonierele confort doi situate in

cartiere c?utate, cum ar fi Drumul Taberei, Titan sau Militari, cu suprafe?e

utile de 22-25 de metri p?tra?i, proprietarii cereau 50.000-53.000 de euro, dar

existau ?i oferte de 60.000 de euro pentru astfel de locuin?e.

 

?i pentru apartamentele cu dou? camere se

cereau pre?uri mari. O astfel de locuin??, cu o suprafa?? util? de 37-40 mp, in

Luic? sau Baicului, ajunge la 65.000 de euro, in vreme ce in Drumul Taberei sau

Berceni se cer 70.000-80.000 de euro. “S-a ajuns la aceste pre?uri deoarece

aceia care nu au suficien?i bani aleg o astfel de locuin??. Nu se uit? la

pre?ul pe metru p?trat, ci la cel pe unitate locativ?, iar acestea sunt cele

mai ieftine”, spune expertul imobiliar Liviu Ureche. ?i aceste locuin?e s-au

ieftinit.

 

Astfel, o garsonier? confort doi intr-un

cartier precum Titan sau Militari se poate cump?ra in prezent cu 40.000-45.000

de euro. Acela?i trend se confirm? ?i pentru locuin?ele cu dou? camere. Pentru

un apartament cu dou? camere confort doi situat in Drumul Taberei sau Berceni

se cer in prezent 62.000-65.000 de euro, in vreme ce pentru unul situat in zone

mai slab cotate preten?iile scad la 55.000 de euro.

 

Decizia b?ncilor va lovi ?i mai mult in

pre?urile acestor locuin?e. Anali?tii imobiliari consider? ins? c? impactul

asupra pie?ei nu va fi foarte mare. “In mod normal, ar trebui ca ?i pre?urile

acestor locuin?e s? mai scad?, mai ales dac? b?ncile nu le mai accept? ca

garan?ii. S? nu uit?m c? vorbim despre o pia?? mic?, care nu reprezint? decat

cel mult 10% din pia?a imobiliar?”, spune Ion Radu Zili?teanu. Pre?urile nu le

vor face ins? imposibil de tranzac?ionat.

 

“Dat fiind c? vorbim despre locuin?ele cu

cele mai mici pre?uri de pe pia??, este posibil s? se realizeze tranzac?ii cu

banul jos, f?r? credit, iar restric?iile la creditare s? nu aib? un impact a?a

de mare”, crede Liviu Ureche.
