Pre?ul mediu al unui apartament nou este de

1.400-1.500 de euro/mpc, f?r? TVA. Dezavantajul principal este acela c? vilele

sunt mai mari decat apartamentele, rar se poate g?si o cas? cu o suprafa??

asem?n?toare cu a unui apartament de trei camere, fapt ce duce la un pre? total

mai mare. Pe de alt? parte, trebuie spus c? ansamblurile de vile se construiesc

in afara Capitalei din cauza pre?urilor mari ale terenurilor.

 

Vilele au pre?uri mici comparativ cu

apartamentele, chiar ?i de 800 de euro metrul p?trat construit, f?r? finisaje.

Aceea?i vil?, dar cu finisaje, ajunge la 1.100 de euro/mpc, cu TVA inclus?.

Pre?ul depinde de suprafa?a casei ?i a terenului. Poate ajunge la sute de mii

de euro. Astfel, una dintre cele 15 case din ansamblul reziden?ial Atlantic,

care se construie?te pe ?oseaua Alexandria spre Bragadiru, ajunge s? coste

693.924 de euro. Casa va avea 630 de metri p?tra?i construi?i, dispu?i pe

demisol, parter, etaj ?i mansard?, iar suprafa?a terenului este de 573 de metri

p?tra?i.

 

Exist? ?i variante mai ieftine pentru cei

care se mul?umesc cu o cas?, in care, intr-un ansamblu mai mic, de ?apte vile,

in zona Militari Chiajna, metrul p?trat construit de vil? cost? 1.083 de euro

cu tot cu TVA. Casele beneficiaz? de suprafe?e totale de teren intre 250 ?i 300

de metri p?tra?i, iar casele au in jur de 160 de metri p?tra?i construi?i.

Exist? pe pia?? ?i oferte de case mai mici, de pan? in 150 de metri p?tra?i

construi?i ?i cu o curte de 200-300 de metri p?tra?i, care pot fi achizi?ionate

la pre?uri sub 200.000 de euro. Speciali?tii spun ins? c? astfel de produse nu

se bucur? de succesul scontat deoarece cump?r?torii de vile vor o curte mare ?i

mai mult? intimitate.

 

Problema facilit??ilor

 

Cei care decid s? achizi?ioneze o vil?

trebuie s? se intereseze de ce facilit??i beneficiaz? ansamblul reziden?ial. Nu

to?i dezvoltatorii i?i permit s? prevad? ansamblurile de vile cu facilit??i

precum gr?dini??, restaurant, cabinet medical, locuri de joac? pentru copii,

terenuri de tenis, piscine. Acestea se intalnesc in general in ansamblurile

mari. Dezvoltatorii mai mici sus?in c? aduc in plus finisaje de calitate.
