excep?ie face zona Berceni, unde locuin?ele vechi sunt cu 25% mai ieftine fa??

de cele noi. Diferen?ele s-au accentuat abia in ultima perioad?, cand

apartamentele vechi au inceput s? se ieftineasc?, iar cele noi ?i-au p?strat

pre?ul. In schimb, investitorii au preferat s?-i atrag? pe clien?i cu diferite

facilit??i, cum ar fi diversificarea op?iunilor de plat? ?i crearea unor

bonusuri compuse din locuri de parcare, ma?ini, excursii sau utilarea

buc?t?riilor.

 

In noile complexuri se pl?tesc ?i spa?iile

Pentru c? dezvoltatorii afi?eaz? la vanzare

pre?ul unui metru p?trat construit ?i cel util, diferen?ele nu par, in general,

atat de mari. Speciali?tii de la Coldwell Banker au calculat ins? cat pl?te?te

un client pentru suprafa?a util? a unei locuin?e noi care reprezint? 65- 70%

din cea construit?. Astfel, dac? pentru un apartament vechi in Prim?verii se

pl?tesc minimum 3.000 de euro/mp, pentru unul nou pre?ul va porni de la 4.800

de euro. ?i in zona Pantelimon, locuin?ele vechi sunt cu pan? la 60% mai

ieftine fa?? de cele noi - 1.600 de euro/mp, fa?? de 2.400 de euro/mp.

 

„Este normal s? existe diferen?e majore

intre locuin?ele noi ?i cele vechi. La apartamentele vechi, se ia in calcul

apartamentul ?i atat, in timp ce in cazul celor noi se iau in considerare ?i

spa?iile comune, subsoluri sau terase, precum ?i terenul“, demonstreaz? C?lin

Clinciu, director de dezvoltare la Euroest. In acela?i timp, apartamentele

vechi au inceput s? se ieftineasc? pe zi ce trece de la inceputul acestui an.

Potrivit unui studiu al companiei Remax, numai in primele ?ase luni, pre?ul

acestora a sc?zut cu circa 200 de euro/mp. Anali?tii estimeaz? c?, pan? la

finele lui 2008, casele vechi vor mai sc?dea cu 15%.

 

Exper?ii Coldwell Banker au constatat c?

pre?urile depind foarte mult de dimensiunea proiectului. „Un apartament

dintr-un ansamblu reziden?ial nou, de dimensiuni mari sau medii este cu pan? la

40% mai scump decat unul dintr-un complex mic, ce dispune de maximum 50 de

locuin?e“, se arat? in raport. Proiectele mici reprezint? ins? numai 5% din

totalul estimat spre livrare in acest an, astfel c? pre?urile lor nu pot

influen?a pia?a.
