1. Banca, mai bun? decat salteaua

 

Simpla p?strare a banilor la saltea este

sigur?, dar, pe perioade mari de timp, nu duce decat la devalorizarea

economiilor, mancate de infla?ie. In septembrie, infla?ia anual? a fost de

7,3%, de exemplu. Asta inseamn? c? intr-un an, dac? infla?ia se men?ine, mia de

lei ?inut? sub saltea valoreaz? cu 73 de lei mai pu?in. Dobanzile date de b?nci

la depozitele in lei sunt ins? peste nivelul infla?iei cu circa 4%, respectiv

de peste 11%. In acest caz, mia de lei pus? la banc? poate aduce un ca?tig real

(deci peste infla?ie) de circa 40 de lei dup? un an. Mai mult decat atat,

foamea de lei a b?ncilor ar putea aduce dobanzi chiar ?i mai bune. Avantajul

depozitelor in euro este c? protejeaz? clien?ii de c?derea leului fa?? de euro.

Dobanzile la aceste depozite sunt ins? de circa dou? ori ?i ceva mai mici decat

la lei.

 

2. Vreme proast? pentru luat credite

 

Criza financiar? ?i sentimentul de panic?

au determinat b?ncile s? fie mult mai “zgarcite” in a da bani. Acest lucru a

dus la cre?terea dobanzilor la credite, in special la cele in euro. Dobanda

european? dup? care ?i b?ncile de la noi acord? imprumuturi a atins recent

maximul ultimilor patru ani. Brokerii estimeaz? c? dobanzile la credite au

crescut cu 0,5%-2% in ultima perioad?, in func?ie de tipul de credit ?i de

fiecare banc? in parte. La creditele in lei, situa?ia este relativ

asem?n?toare. De?i dobanda cheie a BNR, care indic? b?ncilor locale la ce

doband? pot da credite popula?iei, este de 10,25%, intre ele b?ncile i?i cer

dobanzi care urc? pan? la 15%. Sfar?itul perioadei de criz? va aduce cu

siguran?? dobanzi mai mici la imprumuturi. Problema este c? nu se poate estima

exact cand va avea loc acest lucru.

 

3. Cand s? cumperi casa mult visat??

 

Una dintre marile necunoscute ale

momentului este cand s? i?i cumperi un apartament: acum, dup? ce pre?ul

apartamentelor vechi din Capital? a dat inapoi ?i cu 20% in unele cazuri, sau

mai tarziu, cand acestea ar putea fi ?i mai ieftine, dac? va continua ritmul de

sc?dere a pre?urilor. Exper?ii imobiliari evit? s? dea un r?spuns concret. A?tept?rile

lor sunt ins? destul de clare: in Capital?, apartamentele vechi vor continua s?

se ieftineasc?, fiind prea scumpe pentru ceea ce ofer?, in timp ce locuin?ele

noi se vor men?ine la acela?i pre? sau se vor scumpi u?or, in func?ie de pre?ul

materiei prime, al for?ei de munc? ?i de strategia fiec?rui dezvoltator.

Nehot?rarea posibililor cump?r?tori s-a manifestat prin sc?derea tranzac?iilor

cu locuin?e in Bucure?ti, ei a?teptand s? vad? cat vor mai sc?dea pre?urile.

 

4. Bursa, recomandat? celor cu poft? de

risc

 

C?derea Bursei de Valori Bucure?ti (BVB),

care s?pt?mana trecut? a pierdut circa 6,7 mld. de euro din capitalizare

(valoarea total? a ac?iunilor listate), continu? s? sperie investitorii. In

timp ce pentru cei care au sume mari de bani pe burs? ultimele luni au fost un

chin, pentru al?ii, c?derea BVB ar putea fi o ?ans? de a face bani, f?r? a

neglija ins? riscul aferent. Pe burs? se spune “cand e soare vinde, cand e

sange pe strad? cump?r?”, adic? momentul bun pentru a vinde este cand cota?iile

sunt sus ?i to?i vor s? cumpere, iar cel propice pentru a cump?ra este cand

bursa e la p?mant, ac?iunile sunt ieftine ?i to?i vor s? vand?. La burs? se pot

cump?ra acum ac?iuni la pre?urile de acum trei sau chiar patru ani. Brokerii

spun c? ac?iunile sunt ieftine acum fiind trase in jos de panica generalizat?,

de?i companiile respective au rezultate financiare in cre?tere.
